The Long Island Housing Partnership invites eligible applicants to apply to the Plus One ADU Program (The "Program"), an initiative to create and improve accessory apartments in the Town of Brookhaven. By working with local governments, the Program will provide grant funds and support low- and middle-income single-family homeowner occupants who wish to create a new accessory apartment or improve an existing accessory apartment that needs to be brought into compliance with local and state code requirements. Depending on the property and what the locality permits, ADU's may be small, basement apartments, garage conversions, or other permitted units.

Funds are provided through the New York State Housing Trust Fund Corporation ("NYSHTFC"). The maximum grant available is $125,000.

The LIHP staff is available to assist with application, and answer questions about eligibility requirements. ALL GRANTS ARE SUBJECT TO FUNDING AVAILABILITY

The Town of Babylon HOME Down Payment Assistance Program will provide eligible first time homebuyers with up to $39,000 towards down payment/closing costs towards the purchase of an eligible new or existing single-family home, provided that the applicant is income eligible and meets all program requirements. Additional funding for down payment and rehabilitation may be available from the New York State Affordable Housing Corporation, if the applicant qualifies. The applicant must also be able to satisfy the mortgage lender's minimum down payment requirements and be able to secure a mortgage. Homeowners are required to reside in the home as their principle residence for a minimum of 10 years or HUD will require a full repayment of the HOME down payment assistance provided.

This Program is currently closed.

ALL GRANTS ARE SUBJECT TO FUNDING AVAILABILITY

There is a $75 application fee for this program.
